Property management in Toronto, ON

Condos, purpose-built rentals and houses with basement suites: we look after rental properties across the City of Toronto, from the downtown core to Scarborough and Etobicoke.

Managing rentals in Toronto

Toronto is the largest rental market in the country, and no two buildings behave alike. A downtown condo needs quick turnovers and good communication with the building’s management. A house in North York or Scarborough may come with a basement suite, a driveway and a yard to look after. The Address Property Management handles tenant screening, rent collection, maintenance and inspections for owners across the city, so your investment keeps performing without taking over your week.

What Toronto owners should know

Rental apartment buildings with three or more storeys and 10 or more units must register with the City’s RentSafeTO program and are evaluated at least once every two years. Condo buildings, townhomes and units in a private home, such as a basement or main-floor apartment, are not part of that program, but they still have to meet the City’s property standards. Rent increases and tenancy rules come from Ontario’s Residential Tenancies Act no matter which city you are in. Not sure which rules apply to your property? We can help.

Toronto asking rents have fallen year over year for more than two and a half years, but the report says the decline may be easing as new supply slows. That makes pricing and tenant quality more important, not less.
